Schedule your roof cleaning today!

Keeping your roof clean is not just about visual appeal. Roofs across the East Midlands are constantly exposed to moss, algae, falling debris, and shifting weather. These elements can age your roof prematurely, leading to costly problems such as water leaks, insulation loss, and structural concerns. What may appear to be a cosmetic issue could conceal damage that, if left unchecked, may escalate further.

If you own a home in Nottingham, Leicester, Derby or surrounding towns, the condition of your roof should be a top priority. A clean and well-maintained roof protects not only your home but also the people inside it. Proactive roof maintenance can help avoid expensive repairs or unnecessary replacements, which is why roof cleaning is such a valuable preventative solution.

Moss and organic debris do more than create an untidy look. They trap moisture, which gradually seeps into tiles, weakening them and causing cracks or displacement. Algae and lichen can spread beneath tile surfaces, eroding the structural integrity of your roof. Even if the roof appears solid from the ground, underlying damage might already be forming.

With professional roof cleaning, the root causes of degradation are addressed. By removing buildup and applying protective treatment, the service safeguards your investment and significantly extends the roof’s lifespan. If your roof is no longer brand new but still structurally sound, cleaning can restore it without needing costly replacements.

At Zed Roof Cleaning, we use soft or steam cleaning techniques suited specifically to roof tiles, avoiding the damage high-pressure systems can cause. Unlike pressure washing, which may force water into unwanted areas or loosen tiles, our method is gentle, controlled, and highly effective.

Our process eliminates dirt, algae, and moss right down to the micro roots that thrive under the surface. We include anti-fungal treatment during every clean to prevent regrowth quickly after service, providing long-lasting results.

What our roof cleaning service includes:

- Soft wash or steam cleaning, depending on roofing material
- Complete moss, algae, and lichen removal
- Anti-fungal treatment for surface and sub-surface protection
- Gutter clearing to prevent blockages and overflow
- Replacement of cracked or missing tiles with properly matched alternatives

By focusing equally on protection and appearance, we help turn tired, moss-clad roofs into clean and functional surfaces once again. Homeowners in Derby and across the East Midlands have seen 20 to 30-year-old roofs revitalised through our careful methods avoiding the need for costly new installations.

Zed Roof Cleaning is a family-run business serving homeowners across the East Midlands. Our clients consistently choose us because we treat their homes with the same respect we would our own. We don’t upsell what’s not needed or cut corners for speed. We identify small issues before they become major problems and treat every job, large or small, with equal attention.

Our knowledge spans home styles from Victorian terraces in Derby to newer Leicester suburbs and modern housing estates in Nottingham. This depth of experience helps us spot underlying guttering or roof problems other cleaners might miss.

After cleaning and repairs are complete, adding a durable roof coating can enhance longevity and weather protection. Zed Roof Cleaning offers an optional two-coat application of 100 percent acrylic paint sealant. This quality coating is waterproof, fungicidal, and available in clear or coloured finishes depending on your preference.

The benefits of a protective coating include:

- Reduced moss and algae regrowth
- Water resistance to help prevent frost damage
- Extended roof material lifespan
- Improved overall appearance, especially for faded tiles

We tailor the coating to your roof’s condition, restoring harmony in both function and aesthetic. Whether your home has retained its original roof or has undergone multiple small repairs over the years, our coating service delivers long-term value.

Aside from visual appeal, professional roof cleaning minimises winter stress caused by trapped water freezing and expanding between tiles. Clearing debris from gutters also reduces the risk of overflow and related water damage to your home’s fascia and walls.

If you are unsure whether your roof needs restoration or just a thorough clean, we offer a fast assessment with guidance based on your roof’s age and condition. Sometimes, only a targeted treatment is needed. Other times, a few minor repairs followed by professional cleaning is all it takes to extend the life of your roof for years to come.

We understand that your roof often needs more attention than just a gutter clean, which is why we also offer complete roof maintenance packages. Many of our clients ask us to inspect or treat their roofs while we’re handling their gutters.

Additional services include:

- Jet-wash roof cleaning to remove moss, algae, and staining
- Anti-fungal treatments to discourage regrowth
- Replacement of cracked or broken roof tiles
- Waterproof roof coatings to prevent long-term weather damage

We are always transparent with our pricing and advise only on work that genuinely benefits your home. No hidden fees or sales pressure. Just honest, high-quality service from a team you can trust.

There are some myths around whether jet-washing your roof is good for the tiles or not. The short answer is, better not jet-washing it yourself, leave it to the experts.
